Residential Purchase Agreement

One piece of paper can protect your money, your timelines, and your sanity when you buy or sell a home: the Residential Purchase Agreement. It spells out who pays what, what stays with the home, when inspections happen, how appraisal and loan timelines work, what happens if something breaks, how deposits are handled, and the exact conditions required to close.

**Earnest money deposit $3,000 (to hold in good faith, if seller and buyer agree to all terms)

**Appliances to be included. Refrigerator, dishwasher, stove, washer, dryer, disposal

**Buyer always pay for home inspection. Estimated cost is $350

**Buyer always pay for buyer's appraisal when obtaining a loan. Estimated cost $500

*Escrow fee is 50/50 (buyer/seller)

**Owners title policy is paid by seller

**Lenders title policy is paid by buyer

**Real Estate transfer tax is paid by the seller

**Buyer's realtor commission fee is paid by the buyer. Can be negotiated in RPA for seller to contribute

**Standard closing cost fees is 3% paid by the buyer. Can be negotiated in the RPA for seller to contribute
